JP Ranch
JP Ranch in Calimesa, California, is a gated community HOA community with scenic views of the San Bernardino Mountains. There is convenient access to the 10 freeways about 1 mile down Singleton Road. Homes range in size from 1,800 Sqft to 3,100 sq ft. with lots up to 10,000 sq ft. The area is quickly developing, and new local amenities are in the process of being built.
JP Ranch started construction in 2006, marking the beginning of new construction in Calimesa. The original plan for JP Ranch was to be a 55+ community geared towards active living, built by Simmons Construction, the builder of Whisper Ridge.
But when the market crashed in 2008, construction ceased. The project was picked up several years later by DR Horton. The plan for a 55+ community was dropped, and the community was completed as a non-age restricted community. DR Horton incorporated two-story models into the community to attract larger families.
When you enter the community onto Heritage Drive you will notice almost all of the homes on Heritage Dr are single-story homes. These were the homes built prior to 2008 by Simmons Construction and part of the original 55+ community plan.
HOA
JP ranch is maintained by an HOA which is run by JP Ranch Maintenance Corporation.
Mesa Pointe
The Mesa Pointe community consists of 121 single and two-story homes ranging from 1,740 to 2,537 sq ft and featuring 3-5 bedrooms. DR Horton completed the final phase in 2021.

JP Ranch East
- On the east side of Singleton Road (top right of the photo above) sits 93 acres of land approved for development. The current plan is 7 acres to be used as commercial and 86 acres is slated to be used to build 230 additional homes. This section of JP Ranch has yet to find a builder, but I suspect it will not be long before it does.
